Blackhorse Point

Public Exhibition

New affordable homes, retail and workspaces for local people and businesses.

Welcome to the Blackhorse Point consultation website

Our designs for Blackhorse Point will transform the car park opposite Blackhorse Road station into a residential-led, mixed-use development, delivering:

350 new homes

Affordable homes for local people.

New creative workspaces.

A mix of new retail and restaurants.

Blackhorse Point is being delivered by Barratt London, in partnership with Transport for London (TfL). TfL owns the site – which is currently run by National Car Parks (NCP).

Our proposals

We believe our plans would deliver a number of benefits, including:

Deliver 350 much-needed homes for Blackhorse Road and Waltham Forest.

Provide 50 per cent on-site affordable homes, including affordable rent and shared ownership.

Enhance the creative offer in the area with new workspaces for local start-ups and businesses.

Provide a new mix of retail along Forest Road, including small and independent retailers.

Deliver a car-free development to encourage greener, cleaner modes of transport.

Complement nearby developments and reflect the history of the area through our designs.
